San Diego's marine layer - the low coastal fog and overcast that rolls in from the Pacific most mornings - is one of the city's defining weather features. For homeowners, it is also a maintenance factor that many people overlook until they start seeing damage. Here is what the marine layer actually does to a home and how to stay ahead of it.

What the Marine Layer Is

The marine layer forms when cool ocean air flows inland and meets warmer air above, creating a layer of stratus cloud or fog that typically sits below 2,000 feet. In coastal San Diego neighborhoods - Pacific Beach, Ocean Beach, La Jolla, Carlsbad, Encinitas - it is present most mornings from May through September (what locals call May Gray and June Gloom), and intermittently year-round.

The moisture content of marine layer air is high. It is not rain, but surfaces exposed to it daily - wood, metal, painted surfaces, concrete - experience a form of persistent low-level moisture exposure that accelerates certain types of deterioration.

Wood and Paint Degradation

Wood trim, fascia, window frames, and deck surfaces in coastal San Diego communities tend to degrade faster than in drier inland areas. The constant moisture cycling - damp in the morning, drying out in the afternoon - causes wood to expand and contract repeatedly. Paint bonds weaken, allowing moisture to penetrate. Once moisture gets under paint on wood, peeling and rot can follow within a year or two if left unaddressed.

Inspect all exterior wood surfaces annually. Look for peeling paint, soft or spongy areas (indicating rot), and gaps in caulking around windows and doors. Repaint on a schedule of every five to seven years rather than waiting for visible failure. Use exterior paints rated for coastal or high-moisture environments.

Metal Corrosion

Coastal air carries salt as well as moisture. Ferrous metals - uncoated iron or steel used in gates, railings, garage door hardware, and fasteners - corrode faster in coastal areas than inland. Even aluminum and galvanized steel can show surface oxidation over time.

Inspect metal railings, gate hardware, and exterior fasteners annually. Treat surface rust with a rust converter before it progresses. Choose marine-grade or stainless steel hardware for any exterior replacements.

HVAC and Ventilation Considerations

Marine layer moisture infiltrates homes through windows left open overnight and through the building envelope. Homes that stay damp inside are more susceptible to mold growth. In coastal San Diego, running the HVAC system in dehumidification mode during heavy marine layer periods helps control indoor moisture levels.

Condensation on windows is common during marine layer periods. If condensation appears between window panes (inside the insulating glass unit), the seal has failed and the window needs replacement.

Concrete, Stucco, and Exterior Surfaces

Stucco is the dominant exterior cladding in San Diego. It handles coastal moisture reasonably well but requires periodic inspection for cracks. Hairline cracks in stucco allow moisture to penetrate behind the surface. Seal any cracks larger than a hairline width with elastomeric caulk or patching compound.

Concrete driveways and walkways in high-marine-layer areas may show surface spalling faster than in drier climates. Sealing concrete every few years slows this process.

Annual Coastal Maintenance Checklist

  • Inspect and repaint or reseal all exterior wood surfaces showing wear
  • Check caulking around all windows, doors, and penetrations
  • Inspect metal hardware for rust and treat or replace as needed
  • Look for stucco cracks and seal them before the rainy season
  • Check window seals for fogging between panes
  • Run the HVAC system and inspect for mold near vents or in bathrooms
