Tankless water heaters - also called on-demand or instantaneous water heaters - have become a popular upgrade in California homes over the past decade. They heat water only when you need it, eliminating the standby heat loss that happens with a traditional tank sitting hot all day. But they are not right for every home, and the upfront cost surprises many homeowners. Here is a clear look at both sides.

How Tankless Water Heaters Work

A traditional water heater keeps a large tank - typically 40 to 80 gallons - of water hot around the clock. A tankless unit does not store water at all. When you open a hot water tap, cold water flows through a heat exchanger and gets heated instantly by either a gas burner or electric heating elements.

The result is a continuous supply of hot water for as long as you need it, without waiting for a tank to refill and reheat.

The Advantages

No running out of hot water: For households with multiple people showering in the morning or heavy simultaneous hot water demand, a properly sized tankless unit will not run out the way a tank heater can.

Longer lifespan: Tankless units typically last around 15 to 25 years with regular maintenance, compared to around 8 to 12 years for conventional tank heaters. Over two water heater cycles, you may replace a tank unit twice before a tankless needs replacing.

Energy efficiency: Because there is no standby heat loss, tankless heaters are generally more energy efficient than tank models. The U.S. Department of Energy estimates that tankless units can be around 8 to 34 percent more efficient than traditional storage heaters, depending on household water usage patterns. Lower usage households tend to see larger gains.

Space savings: Tankless units are wall-mounted and roughly the size of a small suitcase. In smaller California homes or those without a dedicated utility room, this can matter.

California rebates: Gas companies serving California - including SoCalGas and PG&E - have historically offered rebates for energy-efficient appliances including qualifying tankless water heaters. Check current programs, as availability changes.

The Disadvantages

Higher upfront cost: This is the biggest barrier. A quality gas tankless unit often costs around $800 to $1,500 or more for the equipment alone. Installation costs add significantly - often $500 to $1,500 or more depending on whether the gas line needs upsizing, new venting is required, or electrical work is needed. Total installed costs in the Los Angeles or San Diego area commonly run $1,500 to $3,500 or higher for a whole-house unit.

A traditional tank heater replacement, by comparison, typically runs $800 to $1,500 installed.

Installation is more complex: Most tankless installations are not simple drop-in replacements. Gas units often require a larger gas line (3/4 inch rather than 1/2 inch) because they draw heavily for short bursts. They also need dedicated venting - often stainless steel concentric vent pipes - that goes through an exterior wall. Electric whole-house units may require a significant electrical panel upgrade.

Cold water sandwich: One quirk of tankless systems is the "cold water sandwich" - a brief burst of cold water that can occur between hot water uses as the unit starts up. This is a minor annoyance but worth knowing.

Performance in high-demand situations: A single whole-house tankless unit has a maximum flow rate - measured in gallons per minute. Running two showers and a dishwasher at the same time may exceed that capacity. Sizing matters. An undersized unit will deliver lukewarm water rather than properly hot water. A plumber or the manufacturer's sizing guide can help calculate the right capacity for your household.

Maintenance requirements: Tankless units in areas with hard water - including much of Riverside and inland San Diego County - need annual descaling. Mineral buildup in the heat exchanger reduces efficiency and can damage the unit if neglected.

Gas vs. Electric Tankless

For California homes, gas tankless units are generally the practical choice for whole-house use. Electric tankless units that can handle whole-house demand require very high amperage - often 120 to 150 amps - which may exceed what many home panels can supply without a costly upgrade.

Point-of-use electric tankless units (installed under a specific sink) are a reasonable option for a single fixture, particularly in homes where long pipe runs cause hot water delays.

Is a Tankless Heater Worth It?

The honest answer depends on your situation. If you are replacing a failing water heater anyway, the cost difference between a new tank and a new tankless is real but not extreme over the long run, particularly once you factor in the longer lifespan and lower energy costs.

If your current tank heater is working fine and you are considering a proactive upgrade purely for efficiency, the payback period is typically quite long - often 10 or more years before energy savings offset the higher installation cost.

For new construction or major renovations where gas lines and venting are being installed fresh, tankless is often the sensible choice.
