Wildfires have become a year-round concern for many California homeowners, not just a summer worry. The fires in Los Angeles County in early 2025 burned through communities that had not seen significant fire activity in decades, and the aftermath reshaped how many residents think about home preparedness. If you own a home in a fire-prone area - or even in an area that was not historically considered high-risk - understanding what contractors can do to reduce vulnerability is worth the time.

What "Home Hardening" Actually Means

The term "home hardening" refers to making structural changes that reduce the chance a home will ignite during a wildfire. It is different from defensible space, which involves clearing vegetation around the property. Home hardening is about the structure itself: the roof, vents, windows, decks, and exterior walls.

CAL FIRE and the Insurance Institute for Business and Home Safety (IBHS) have published research showing that most homes that burn in wildfires ignite not from direct flame contact but from embers. Embers can travel a mile or more from the fire front and land on combustible materials. A home that is resistant to ember intrusion has a significantly better chance of surviving even when neighboring structures burn.

Roofing: The First Priority

The roof is the most important part of a home to address for wildfire resistance. Class A fire-rated roofing materials - which include many types of asphalt shingles, metal roofing, and concrete or clay tile - provide the best resistance to ignition. Wood shake roofs, which were common in California for decades, are now prohibited in many high-fire-risk zones and are often not insurable in those areas.

Contractors replacing roofs in high-risk areas typically recommend Class A assemblies and pay particular attention to roof valleys, eaves, and edges where debris can accumulate. Replacing a roof on an average California home can run anywhere from around $15,000 to $40,000 or more depending on the material, pitch, and size of the roof. These are rough ranges - actual costs vary significantly based on location and contractor.

Vents and Openings: Where Embers Get In

Even with a fire-rated roof, a home is vulnerable if it has standard vents. Attic vents, foundation vents, and gable vents are common entry points for wind-driven embers. Contractors who specialize in fire hardening often install ember-resistant vents - sometimes called one-eighth-inch mesh vents - or replace existing vents with products specifically rated for wildfire conditions.

The California Building Code and local codes in high-fire-hazard severity zones (HFHSZ) often require ember-resistant vents for new construction and sometimes for major renovations. Vent replacement is usually one of the more affordable parts of home hardening, often running somewhere in the range of a few hundred dollars per vent installed, though costs add up if many vents need replacement.

Windows and Sliding Glass Doors

Single-pane windows can crack and fail when exposed to radiant heat from a nearby fire. Dual-pane windows with tempered glass hold up considerably better. Replacing windows is a significant investment, often costing several hundred to several thousand dollars per window depending on size and material.

For homes in very high-risk areas, some contractors recommend exterior shutters or screens rated for wildfire conditions. These are less common but available for properties where the risk justifies the cost.

Decks and Eaves

Wood decks that abut the house create a path for fire to reach the structure. Contractors often recommend composite decking materials that do not support combustion, or at minimum removing combustible materials stored under elevated decks. Enclosed eaves - where the underside of the roof overhang is sealed rather than open - reduce ember accumulation and ignition risk.

Exterior Siding and Walls

Stucco, fiber cement, and masonry are more fire-resistant than wood siding. Many older California homes have wood siding that could be replaced or covered. This is typically a larger project that may make sense during a broader renovation or when siding is already in need of replacement.

Working with Contractors on Fire Hardening

Finding contractors who have specific experience with fire hardening matters. Not every general contractor is familiar with the California Building Code requirements for high-fire-hazard zones, the IBHS FORTIFIED program, or current CAL FIRE guidance. Contractors who have done work in communities like Montecito, Paradise, or the Lake Tahoe basin after fire events often have the most relevant experience.

CSLB licensing remains the baseline to verify. For major structural work - roofing, windows, siding - confirm the contractor holds appropriate license classifications.

Some homeowners may qualify for assistance programs. The California Wildfire Mitigation Program and various county-level programs have at times offered grants or low-interest loans for fire hardening work, particularly for lower-income homeowners in designated high-risk areas. Program availability changes, so checking with your county or CAL FIRE directly is the most reliable approach.
