The 10-Year Checks

At the 10-year mark, schedule a comprehensive system review:

HVAC: Your system is approaching mid-life. A thorough service call (not just a filter change) to assess component wear - capacitors, heat exchanger, compressor health. Get an honest assessment of remaining expected life.

Roof: A professional roof inspection is worth scheduling at 10 years. An inspector can tell you the remaining life of the shingles and identify any flashing or valley issues that need attention.

Water heater: Most tank heaters are at or near end of life at 10-12 years. If yours is older, budget for replacement rather than repair when problems arise.

Electrical panel: Have an electrician review the panel for any double-tapped breakers, outdated breakers, or capacity issues that don't meet modern load demands.

Windows: Check all double-pane windows for failed seals (foggy glass between panes). Failed seals reduce energy efficiency and over time become a comfort issue.

The 20-Year Checks

At 20 years, major systems are at or past expected lifespan:

Roof: Asphalt shingles at 20 years are approaching or at end of life in California's climate. Get a professional assessment and plan for replacement within 5 years if not immediately.

HVAC: Any system approaching 20 years should be evaluated for replacement rather than repair when a significant component fails. Modern systems are significantly more efficient.

Plumbing: If your home has galvanized steel pipes (pre-1980 construction), get an assessment for corrosion and restricted flow. Whole-house repiping with copper or PEX is expensive ($5,000-$15,000) but eliminates water quality issues and flow problems permanently.

Foundation: Have a structural engineer or foundation specialist evaluate the foundation in detail. California's clay soils can shift significantly over 20 years, and what looked fine at year 10 may show more significant movement at year 20.

Codes and Safety Standards Change

Building codes update regularly. Your 25-year-old home complied with 25-year-old code. Current code requires things that weren't mandated when your home was built:

  • GFCI protection in areas that didn't require it in older code
  • AFCI (arc fault) protection on bedroom circuits (relatively recent requirement)
  • Tempered glass in certain hazardous locations
  • Smoke and CO detector requirements that have expanded over time
  • Water heater earthquake strapping

These aren't legally required to be retrofitted to existing homes (code is generally enforced at time of construction, not retroactively). But they represent current safety standards. Upgrading to current safety standards where practical is worth doing.

Budget Planning for Aging Homes

The 1% rule: set aside 1% of the home's value annually for maintenance and repairs. A $600,000 California home: $6,000/year budget.

For older homes (over 20 years), increase to 1.5-2% because major systems are approaching end of life simultaneously.

Build a "system replacement" reserve separately from routine maintenance: - Know which systems are approaching end of life - Start saving for their replacement before they fail - Emergency replacements (HVAC fails in July, water heater fails in December) cost more than planned ones

The Value of a Home Systems Inventory

Create a simple document or spreadsheet with: - Each major system/component - Estimated installation year - Expected lifespan - Last service date - Next service due - Contact for the service contractor

Update it whenever you do maintenance or a replacement. This document is also valuable if you ever sell - a documented maintenance history increases buyer confidence.
